ASIC published 123 notices on 26 August, covering 659 entities. Of those, 600 carried a newly published distress entry.

Taken at face value, an extraordinary day: 600 companies newly in distress.

It was not 600 situations.

Across two notices sit 542 distinct companies whose voluntary administrations took effect on 25 August. Every one was appointed by its own directors under section 436A. Every one names the same five administrators. Among them is Universal Property Group Pty Limited, ACN 078 297 748.

The administrators are Andrew John Scott, Adam John Colley, Daniel Austin Walley, Stephen Graham Longley and Rebecca Louise Gill of Teneo.

Those 542 companies are 90.3 per cent of every newly published distress entry on the day, and 82.2 per cent of every entity on the register. Remove them and 117 entities remain.

The number worth remembering is not 600. It is 542.

Mostly numbered vehicles.

449 carry the pattern UPG followed by a number, from UPG 1 to UPG 460. Another six invert it: 1 UPG through 5 UPG, and 52 UPG. A further 70 are numbered Raj & Jai companies, alongside Raj & Jai Construction Pty Ltd.

That leaves 16 with conventional names. They include Bathla Construction Pty Ltd, Landmark Australia Property Pty Ltd, Millicent Constructions Pty Ltd, Omaxe Properties Pty Limited, Guntawong Developments Pty Ltd and four Buildwell entities.

Of the 542, 536 are incorporated in New South Wales.

The prior record is unusually clean. None of the 542 has a recorded external administration or controller appointment in ASIC's detailed appointment data between 1 July 2017 and 26 July 2026, and none had appeared on any register day captured since January 2025.

Then 542 arrived at once.

Companies sharing a name do not always arrive together. On 25 August, Aboriginal Enterprises Australia (WA) entered administration 45 days after the NT company of the same name, with the same two administrators on both.

The notices carry no financial information. The ATO corporate-transparency series provides one independent measure of the scale of Universal Property Group's reported activity.

The series reports total income across nine consecutive years, rising from $220 million in 2015-16 to $1.29 billion in 2023-24, matched by identifier rather than by name.

Total income is the field the ATO reports. It is not revenue and it is not profit. The series ends at 2023-24.

Universal Property Group Pty Limited, ACN 078 297 748, was registered in April 1997. ASIC records two former names for it: Bathla Investments Pty Ltd, and then Bathla Construction Pty. Ltd. The register also carries THE BATHLA GROUP and BATHLA INVESTMENTS as business names against that same ACN.

A different company in the same administration now carries the name Bathla Construction Pty Ltd, ACN 105 677 030. Its own former name on the register is Kashav Holdings Pty Ltd.

So the publicly known name has sat on two separate companies, both among the 542.

This is where the record gets stranger.

An ACN is meant to be the stable identifier. Names change. Trading names change. An ACN does not. That is why a monitoring system matches on it.

But five ACNs printed beside company names on the two notices do not resolve to registered companies under those identifiers.

In every case a company of that exact name exists under a different ACN, differing by one to three digits. A system matching only the printed identifier would fail to connect the notice to the company it names.

A sixth is worse. The ACN printed for UPG 128 Pty Ltd does resolve, to a registered company under a different name that is not in this administration. The real UPG 128 sits at an ACN with the last two digits transposed. That lookup does not fail. It succeeds against the wrong company.

On a filing this size, even the stable identifier has to be checked against the name.

One more wrinkle: UPG 315 Pty Ltd appears on both notices, and is counted once in the 542.

The numbered names create a different problem. What does UPG 317 Pty Ltd actually do?

The insolvency notice does not say. NSW planning records do.

All seven are named on state planning agreements, and all seven are in the administration. An eighth agreement covers 131 Wollombi Road, Farley under the Universal Property Group name.

The anonymous numbers have addresses.

UPG 317 is the one worth looking at twice.

On 7 August 2026, UPG 317 Pty Ltd and Universal Property Group executed a state planning agreement for the Narromine Road site in Dubbo. It carries indexed infrastructure contributions of $3,971 per lot and a $20,000 bank guarantee.

On 25 August, UPG 317 entered voluntary administration.

Eighteen days apart.

That does not establish UPG 317's financial position on 7 August, or that an administration was foreseeable when the agreement was signed. It establishes something narrower: the company executed a development agreement with the state less than three weeks before administrators were appointed.

The numbered sequence runs as high as UPG 460. Eleven numbers inside that range are absent from the notices. Five of them do not correspond to registered companies at all.

Six do: UPG 217, UPG 218, UPG 242, UPG 262, UPG 404 and UPG 438.

All six remain registered, none was appointed on 25 August, and none appears on the state planning-agreement register searched for this article.

That does not mean they hold no developments: council planning agreements and development-application registers are separate systems, not exhaustively searched.

The plain fact is simpler: 542 went in, these six did not, and nothing reviewed here explains why.

Look up any of the 542 companies by name or ACN

The notices establish 542 appointments on the same date, with the same five administrators. They do not establish the ownership structure connecting those companies, and no corporate structure appears on either notice.

The planning records connect legal entities to sites. They do not establish what those projects are worth, how far construction has progressed, or what happens to them now.

The notices say nothing about amounts owed, security held, employee numbers, purchaser exposure or expected creditor recoveries.

And a voluntary administration is not a liquidation.

A winding-up application asks a court for an order. It does not mean the company has been wound up. A members' voluntary liquidation is ordinarily a solvent process.

PAYDOCK AUNZ PTY LIMITED, ACN 607 219 116, and PAYDOCK HOLDINGS PTY LIMITED, ACN 607 215 163, both entered creditors' voluntary liquidation on 25 August, with Andrew John Bowcher and Brett Lord appointed to each.

Twenty-two days earlier, on 3 August, the ACCC published its decision not to oppose a proposed acquisition by a Coles subsidiary of the business assets of three Paydock entities, including both of these.

That decision records that the acquisition may proceed, not that it completed, and nothing reviewed here establishes whether it did.

LAUNDROMAPP PTY. LTD., ACN 609 939 362, and LAUNDROMAP HOLDINGS LIMITED, ACN 622 574 609, both face winding-up applications brought by Mills Oakley in the Federal Court in Western Australia, commenced on 29 July and listed for 15 September.

That is not where the situation began. Three Laundromap companies entered restructuring under Part 5.3B on 21 November 2024, and a plan followed on 11 January 2025. On 15 April 2026 a receiver was appointed across eight Laundromap companies, including the two now facing applications.

The 26 August publication adds a fourth stage: four public stages over just over 21 months from the first restructuring appointment.

Setting the 542 aside, 58 further companies carry a newly published distress entry. Those whose legal name does not identify the business come first.
